SPECIAL ATTRACTIONS: Is a small Compact estate well planned with good infrastructure that will make your living experience a worthwhile. The estate is already sparsely populated and shares neighborhood proximity with Lagos state after Alausa Ikeja. Plots in all our estates are available in various sizes. Very close to Lagos – the nearest neighborhood to Lagos state after Ojodu, Berger.

WHERE IS THE ESTATES LOCATED?

Ivory Garden Estate and Silicon Garden estate are located in Lagos state and Ogun state.

WHO IS THE DEVELOPER OF IVORY GARDENS ESTATE?

The estate is a private estate developed and managed by SARG Investment Limited.  All infrastructure and services is   provided and Managed by SARG INVESTMENT LIMITED.

WHAT IS THE SIZE OF THE PLOT

600 Square meters for a full plot.

WHAT IS THE PRICE PER PLOT?

N6.5m per plot for IVORY GARDEN ESTATE phase1 scheme. PRICE is subject to review.

IS THERE ANY ENCUMBRANCE ON THE LAND?

None. The land is free from any known Government Acquisition.

WHAT TYPE OF INFRASTRUCTURE WILL THE DEVELOPER PROVIDE?

Perimeter fencing, Gated with security, earth road, transformer/electricity, Mall, Green area, A Borehole at a designated point to aid construction.

WHAT OTHER PAYMENTS DO I MAKE APART FROM THE PAYMENT FOR THE LAND?

Survey Plan Fee: N250, 000 per plot. Legal Fee: N100, 000 for the Legal. Developmental Fee: 750,000/per Plot (NB: Development Fees unpaid within 1 year will attract 2.5% monthly appreciable value and where there is an upward review base on economic reality. Monthly Security Fee: N3000 Monthly Security Payment/ resident/occupier.

WHAT OTHER PAYMENTS DO I MAKE APART FROM THE PAYMENT FOR THE LAND?

Survey Plan Fee: N250, 000 per plot. Legal Fee: N100, 000 for the Legal. Developmental Fee: 750,000/per Plot (NB: Development Fees unpaid within 1 year will attract 2.5% monthly appreciable value and where there is an upward review base on economic reality. Monthly Security Fee: N3000 Monthly Security Payment/ resident/occupier.

WHEN WILL ALLOCATION BE DONE?

Allocation will be done immediately after the completion of all payments for the land purchase, Survey Plan Fees and Legal Fees. Allocation is done on first come, first serve and consideration is given for an individual who is ready to commence work immediately. Development Fees should be paid before physical allocation.

WHAT DO I GET AFTER THE COMPLETION OF PAYMENTS FOR THE LAND?

Payment Receipt, Letter of Allocation, Survey Plan, Deed of Contract of Sales/Deed of Assignment, Estate Restrictive Covenant.

CAN I MAKE PAYMENT/CASH TO YOUR CONSULTANT?

We strongly advise that all payments/ cheques/cash should only be made in favor of SARG INVESTMENT LIMITED. We shall not accept any responsibility for any liability that may arise as a result of a deviation from the above terms.

WHAT TYPE OF TITLE DOES THE COMPANY HAVE ON THE LAND?

Phase1 scheme has Purchase Deed of Assignment duly executed by the customary landowners in favor of SARG INVESTMENT LIMITED. Registered stamped Deed of Assignment, A Statutory Right OF Occupancy Judgment. Letter of allocation from the Bureau of land and survey Ogun State for the CofO process.

Phase2 scheme has Purchase Deed of Assignment dully executed by the land owners. The estate will be covered with a global certificate of occupancy. SILICON GARDEN ESTATE has Excision/ Purchase Deed of Assignment.

WHAT HAPPENS IF I CANNOT COMPLETE PAYMENT OR DEFAULT IN THE PAYMENT OF MONTHLY SUBSCRIPTION?

You will get a refund of the total money paid less 20% management administrative charge. Refund is processed and paid within ninety (90) days period from the date of request with no interest. A refund request is made within the period the scheme last.

WHAT HAPPENS IF I CHOSE TO CANCEL MY SUBSCRIPTION TO THE PLOT(S)

Cancellation of the transaction by the applicant for any reason whatsoever shall attract a charge equivalent of 30% from the applicant’s total deposit. The Vendor shall not be liable to make any refund to the existing purchaser except from sale of the applicant property and the Vendor shall not be obliged to procure a third-party to acquire the applicant interest in the property Refund is processed ninety (90) days after a final correspondence of acceptance of refund request by the company.

CAN I START CONSTRUCTION OR BUILDING ON THE LAND NOW?

Subscribers can start building upon completion of all payments for the Land, Survey and Legal Fees, and Developmental Levy Fees.

IS THE ROAD TO THE ESTATE GOOD AND MOTORABLE EVEN DURING RAINING SEASON?

Yes, The road to the estate is motor-able and accessible even at the peak of the rainy season.

IS THERE ANY TIME LIMIT TO COMMENCE WORK ON MY LAND AFTER ALLOCATION?

YES. You are expected to commence construction on your allocated plot(s) in order to control weeds rather than allow it undeveloped for a long time. However, the management will consider allocation and re-allocation to subscribers who are ready to build, for the development and safety of residents who are already living in the Estate.

CAN I TRANSFER MY PROPERTY IN THE ESTATE?

Transfer of interest by the applicant shall only be done upon receipt of prio expression of consent by the Vendor, a 10% current value of land payable by the first subscriber to SARG INVESTMENT LIMITED. Where a transfer is to be made to a third party, the applicant shall bear the cost of procuring a new survey plan, deed, and pay the development fee.

CAN I TRANSFER MY PROPERTY IN THE ESTATE?

The Vendor shall be at liberty to revoke the allocation of an applicant if the applicant fails to meet the purchase requirements and adhere to the terms stated herein. In the event of revocation,, the Vendor shall not be liable to make any refund to the existing purchaser unless the Vendor has received funds corresponding in the value to refund from a third party applicant. The Vendor shall not be obliged to procure a third party to acquire the purchaser’s interest in the property. Revocation of allocation or termination of subscription arising as a result of the failure of the applicant to meet payment obligation shall attract a fee of 30% of the applicant’s total deposit.

HOW WILL PAYMENTS BE MADE?

All forms of payments including bank draft and transfers should be made only in favor of SARG INVESTMENT LIMITED and to the company account. SARG INVESTMENT LIMITED will take no liability for any transaction or payment made outside it or to an individual including a staff.

IS THERE GOING TO BE A CENTRAL BOREHOLE?

No, but only a borehole at a designated point to aid subscriber access to water to start construction.

IS THERE ANY RESTRICTION TO THE TYPE OF BUILDING I CAN ERECT?

YES the developer do not approve a high fence, rather it recommends only a dual fence of not more than five block high for all subscriber. All plot allocations for RESIDENTIAL remain strictly for this purpose.  Shops are not allowed in residential areas and conversion of residential plot into a shop is not allowed in the estate, Face me I face you type of tenement houses are not allowed. Individual Subscribers must build only within the required three meters setback for all houses.

IS THERE ANY DEVELOPMENTAL FEE TO BE PAID?

Yes. A one-off payment of Seven hundred and fifty thousand Naira (N750,000.00) per subscriber/per plot for the phase1 which should be paid along with the payment of the land or before the commencement of building. For other of our Estates is subject to terms of the offer.

WILL THERE BE ANY CHARGES ON MONTHLY PAYMENT DEFAULT?

Payment defaults for more than 3months and not completed within the period of the payment plan scheme exposes a subscriber to forfeiture of the amount already paid.
